Patio & Room Enclosures

TURN YOUR PATIO INTO A ROOM

How Can I Enclose My Patio for Year-Round Use?

Many Southern Utah patios get only a few good months a year: too hot in summer, too cold on winter evenings when temperatures drop into the 30s, and too exposed during wind and monsoon storms. Enclosing the patio changes that. The question is how much protection you need.

At the simpler end, we install tracks and panels into your existing patio cover. Glass, polycarbonate or screen-and-vinyl panels slide or lift out, so you can close up for wind, dust and rain and open things up on mild days. At the other end, we frame full walls with windows and doors, insulate them and extend electrical and HVAC, creating a true four-season room. Either way, we first confirm your existing posts and beams can handle the extra weight and wind load, and reinforce them if needed.

Enclosed patios work as dining rooms, home gyms, game rooms or workshops. For a brand-new glass room, see sunrooms; for bug protection only, see screen porches. We build enclosures across St. George and Hurricane.

How it works

Enclosures Built with Integrity

D.A.D.S. Construction is veteran-owned and operated, licensed and insured, and brings more than 30 years of construction experience to every enclosure. We give honest recommendations, even when a simpler option will do the job, and keep you informed every step of the way.

We enclose patios in Washington City, Santa Clara, Ivins and Leeds. If you can dream it, we can build it. Get a free enclosure estimate.

What should you check before enclosing an existing patio?

Before enclosing a patio, confirm that the existing cover and posts can carry the added weight and wind load, that the slab drains away from the house, and that your city and HOA allow the enclosure. Checking these first prevents leaks, sagging panels and permit problems after the work is done.

Is my patio cover strong enough?

Many patio covers were built only to provide shade. Solid panels turn the cover into something that catches wind like a sail, which matters in areas with strong spring winds such as Hurricane. We inspect the beams, posts and how the cover attaches to your home, then add support where needed.

Does the slab need work?

Most patios slope slightly so rain runs off. That slope is good for drainage but means panels and tracks have to be fitted carefully to sit level and seal. Cracked or settled concrete may need repair before an enclosure goes on, so monsoon water does not pool inside the new room.

What decisions come first?

  • Whether you want seasonal panels or a permanent, insulated room
  • Which sides to enclose and where the door or doors should go
  • How much light and view you want to keep
  • Whether you need power, lighting, fans or heating and cooling
  • Any HOA design rules for color and materials

How does the project usually run?

  1. We inspect the cover, posts and slab and talk through how you want to use the space.
  2. We recommend an enclosure type and give clear pricing for each option.
  3. We handle drawings, permits and HOA approval where required.
  4. We reinforce, install and seal the enclosure, sharing the timeline up front.

If you do not have a cover yet, we can build one first. See our patio cover service to learn how a new cover can be designed with a future enclosure in mind.

Do I need a permit to enclose a patio?

Often, yes, especially for permanent walls, electrical work or anything that turns the patio into conditioned living space. Requirements vary by city in Washington County, and HOA approval may be needed even when the city does not require a permit. We confirm what applies to your home before work begins.

Seasonal panel systems can sometimes be simpler to approve than fully framed rooms, which is one more factor we talk through when you choose an approach.

Glass, polycarbonate or screen and vinyl: which enclosure material handles desert weather best?

Tempered glass gives the clearest views and the most finished look, polycarbonate is lighter and more impact-resistant, and screen-and-vinyl panels offer flexible seasonal protection at a lower cost. In St. George, the best choice depends on how much heat, dust and wind your patio gets and how often you plan to use it.

How do the materials compare?

  • Tempered glass: clearest views, easy to clean, best for dining and entertaining rooms
  • Polycarbonate: lighter weight, resists impacts from blowing debris, adds some insulating value
  • Screen and vinyl: swap between airflow and wind protection, budget friendly
  • Insulated framed walls: highest comfort with windows, doors and optional HVAC

Will an enclosed patio get too hot?

It can if it faces west with no shade. Summer highs of 105 to 115°F and strong UV mean we look at tinted glazing, venting panels, ceiling fans and roof insulation. For a fully conditioned room, a custom sunroom may be the better long-term choice.

How do you care for an enclosure in Southern Utah?

Rinse dust from panels and tracks every few months and after red dust storms. Use soft cloths on polycarbonate and vinyl to avoid scratches. Check seals after monsoon season so rain stays out.

Why work with D.A.D.S. Construction?

We are veteran-owned, licensed and insured, with more than 30 years of construction experience. We build enclosures in St. George, Washington City, Santa Clara and Ivins. Browse all of our outdoor living services to see what pairs well with an enclosure.

Can an enclosure be upgraded later?

Yes, if it is planned that way. A cover built with stronger posts, room for wiring and a level slab can start with screen or vinyl panels and move to glass or framed walls later. Tell us your long-term goals, and we will design the first phase so it does not need to be torn out.

Common questions

Frequently Asked Questions

Answers to common questions about patio and room enclosures in St. George.

What types of patio enclosures are available?

Options range from removable panels that slide into tracks on your existing cover to permanent framed walls with insulated windows and doors. Panels give flexible weather protection, while framed rooms create true year-round living space. We help you choose based on use and budget.

Can you enclose my existing patio cover?

Usually, yes. Panels or walls attach to the posts and beams of your current cover. We first confirm the structure can handle the extra weight and the wind pressure that solid panels create, and add reinforcement or posts if the original cover was not built for it.

Can an enclosed patio be heated and cooled?

Fully framed and insulated enclosures can be tied into your home's HVAC by extending ductwork and adding vents sized for the space. We check your equipment's capacity first. Panel enclosures are usually left unconditioned and used as protected outdoor rooms.

Will an enclosure hold up to St. George wind?

Yes, when engineered properly. We use tempered glass or impact-resistant polycarbonate set into reinforced framing, and design for the wind exposure at your property. Exposed lots and windy areas may need extra posts or heavier connections.

What maintenance does a patio enclosure need?

Clean glass or panels periodically, keep tracks clear of dust and debris so panels close fully, and check seals and weatherstripping over time. Occasional resealing around windows and doors is the main long-term maintenance. We show you what to watch for at handover.

Is an enclosure cheaper than a home addition?

Often, because it uses your existing slab and cover rather than building everything new. Costs vary with the type of enclosure, materials and whether HVAC is included. We give you a free estimate with clear options so you can compare.
